A Smaller 2 & 3 BHK Community in the Medavakkam–Perumbakkam Belt
Medavakkam has become a practical choice for families who want to stay close to the OMR–Sholinganallur employment corridor without giving up the feel of an established residential neighbourhood. Whitefield Mudra Phase C is a relatively compact development with only 71 homes, making it quite different from the large apartment communities found around this part of South Chennai.
The project offers 2 and 3 BHK apartments and is currently under construction. Shirdi Shelters lists the project under RERA No. TNRERA/35/BLG/0280/2025. The floor-plan information includes 2 BHK, Compact 3 BHK and Premium 3 BHK options, although the current webpage does not clearly publish the corresponding apartment sizes.
The amenity list is deliberately manageable rather than trying to compete with a huge township. Residents get an indoor play area, badminton court, EV charging point, CCTV surveillance and power backup. The construction specifications also include large UPVC windows and French doors designed to bring in more natural light and ventilation.
The project is on Vadakkupattu Road, Medavakkam, putting it within reach of the established schools, hospitals and shopping destinations around Medavakkam, Perumbakkam and Sholinganallur. Shirdi Shelters lists Velammal NewGen School around 3 km, Zigma Matriculation School around 2.5 km, BVM Global School around 4 km and Gateway International School around 6 km.
Healthcare is also reasonably well covered. Gleneagles Global Health City and Cloudnine Hospital in Perumbakkam are around 4 km away, while Prashanth Super Specialty Hospital in Velachery is around 6.5 km and Sankara Eye Hospital in Pallikaranai around 5 km. For higher education, Asan Memorial College is around 5 km and Sathyabama University around 8 km.
The wider leisure and shopping network includes Phoenix MarketCity around 7 km, Vivira Mall around 9 km and Sholinganallur Food Street around 6 km. MGM Dizzee World and the ECR leisure belt are also within the broader weekend-drive radius.
Inside the apartments, the specifications are a little more detailed than you might expect from a compact project. Shirdi lists 1200×1800 / 800×1600 vitrified flooring in living, dining and kitchen areas, UPVC sliding French doors with toughened glass, Kohler/Jaquar/Grohe or equivalent sanitary fittings, digital main-door locks, three-phase electricity, concealed wiring and up to 1,500 VA power backup for each home during power failure.
Pricing: The current official Phase C page does not publish a project-wide selling price or a clear price-per-sq.ft. figure. I would therefore put “Price on Enquiry” on your PropertyInside portal rather than using an estimated market price.
If you are looking around Medavakkam, Perumbakkam or Vadakkupattu and prefer a smaller 71-home community over a massive apartment development, Phase C is worth a closer look. The proposition is fairly simple: 2 and 3 BHK homes, a compact community, practical amenities and easy access to the schools and hospitals around the southern Chennai corridor.
